Tricksta.CO is an art company, and studio, that not only makes art but teaches artist skills in a real building where they can live in.
This will mainly a place artists can stay and do art together without getting judged by outsiders. For the most part the artist there will learn how to improve their art, while they make art focused on whatever projects we will be working on together.
How will we fund this?
after we raised enough to make this possible, the tenants at the beginning will all be paying the lower amount of the average rent in this area, about $2500 - $3000 plus an additional 400 to reserve a visitor parking space in the garage to $800 to have a parking space in the garage for a permanently parked car.
Slowly over the course of 2-3 years we will be stable enough to have artist stay over In small quantities as we balance visiting artist over paying renters.
(Once we start, without any artist staying. )
The smaller the rent revenue the fewer the artist we can have over. Lastly we will have fundraising cons to allow for more artist to stay over and waive the balance until the fun raising funds are gone.
(Low) 10 rooms total x $2500 rent = $25000 a month in revenue
(medium) 10 rooms total x $3000 rent =$30000 a month in revenue
(High) 10 rooms total x $3000 rent + 10 total $800 rented parking spaces =38000 a month in revenue.
(After about two years with the maximum amount of artist staying.)
Artist will only ever occupy the 4 rooms on the top floor “3” unless a con generates enough funds to occupy the two rooms on the ground level”1”. Artist will never be on the second floor to keep paying tenants at peace. There are 4 rooms on floor 2 and 3, and 2 rooms on floor 1.
(Low) 6 rooms total x $2500 rent = $15000 a month in revenue
(medium) 6 rooms total x $3000 rent =$18000 a month in revenue
(High) 6 rooms total x $3000 rent + 10 total $800 rented parking spaces =26000 a month in revenue.
The owners of the building In a very up and coming area of washington DC Requested $2,500,000 USD from the initial $3,000,000 the building had been going for before.
We pushed for $2,000,000 which if approved by the bank, would leave 500,000 to renovate the building.
We are trying to raise 250,000 in this kickstarter because the bank is request 10% down.
I have high believes anything is possible, and so is this.
What is planned?:
Improve the art community, and the artist within it.
The building will serve as a real brick and mortar art community, where artist can live and do art with people whit similar interest, without judgement.
The goal?:
Is to improve the skills of artist, and collectively create better art for consumers.
